Fast and Efficient Leak Investigation & Backup Diagnosis in Multi-Unit Building

Easy Breezy Plumbing was recently called out to a multi-unit residential property to investigate signs of water damage and complete a plumbing repair in Brighton, CO on a lower-level ceiling. The property manager reported active leakage, and our team responded promptly to diagnose the issue.

We began by removing ceiling tiles to access the concealed plumbing lines and assess any visible signs of a leak. Initial focus was on Unit 312, where we thoroughly tested the tub, shower diverter, and associated drain lines. All fixtures were operating properly, with no active leaks or drips detected in that area.

However, we discovered water pooling on the floor and beneath the lavatory cabinet. After further inspection and drain line tracing, we determined the true source of the problem was a backed-up toilet in Unit 210—located directly above the leak site. The toilet overflow had caused wastewater to breach the flooring and seep down through the structure, saturating the ceiling below.

Our team promptly documented the findings, provided a solution to clear the blockage, and advised the property manager on next steps for sanitation, ceiling repair, and preventative maintenance.
